DEVELOPMENT

Seneca's team of experienced real estate developers are responsible for managing every aspect of the development process. This includes site identification, risk assessment, land assembly, design, entitlements, underwriting, debt structuring, construction oversight, and pre-opening management.

Our development team provides hands-on oversight throughout the entire investment process, actively identifying and addressing any foreseeable issues. CONSTRUCTION

Seneca operates an independent general contractor dedicated to constructing assets on behalf of the company. Our construction and development teams work together closely to ensure transparency in all aspects of the construction process, including costs, scheduling, material procurement, and any change events that may arise.

Our commitment to aligned interests between the construction and development teams allows for effective communication and helps to mitigate cost risks. ASSET MANAGEMENT

The managing members take a hands-on approach to managing investments. Unlike equity managers who research companies and manage the probabilities of their success, our managing partners are directly involved in defining and executing opportunities at the project level.

Our managing partners are responsible for every aspect of the investment process, from asset allocation and risk management to transaction structure and direct dealings with the development team, construction team, property management team, and the assets themselves.
